Condo Renovations

A full renovation, managed like it's our own unit

We plan the scope, bring in vetted licensed trades, run the job on site every day, and do the finish work with our own crew. You see every number, hold every trade contract, and pay no markup on anything.

What We Renovate

Finish-level transformations for condos that have earned one

Most Gulf Coast condos don't need gutting. They need a well-run refresh that brings the whole unit current at once, so it reads as one finished place.

  • Kitchens: cabinets, counters, backsplash, appliances, lighting, and ceilings
  • Bathrooms: tub-to-shower conversions, vanities, tile, fixtures, and lighting
  • One consistent floor throughout, on the sound-rated underlayment your building requires
  • Doors, baseboards, casing, and hardware
  • Premium paint throughout
  • Optional leak detection, smart locks, and cameras while the walls are open

Straight Talk About Money

No markup. No kickbacks. Nothing hidden.

You pay the trades and suppliers directly, at their real price. We're paid only through our own fee, which is agreed in writing before any work starts. That's the only way we make money on your project.

No markup, ever

Nothing is added to labor, materials, or supply-house invoices. There are no referral fees, commissions, or kickbacks from any trade or vendor.

You hold the contracts

You contract with and pay every licensed trade directly, and you can talk to anyone working in your home at any time.

Our fee, in writing

We explain our fee at the walkthrough and put it in writing before anything starts. It's never buried inside someone else's invoice.

How It Moves Forward

Four steps, and no step commits you to the next

1

Walkthrough & renovation plan

We walk the unit with you, in person or on video, and write a room-by-room plan: what changes and why, plus a realistic price range at current local installed rates. It's built for the people deciding to read together.

2

Vetting & bidding

We find licensed, insured trades for each part of the job, verify licenses and insurance, walk each one through the same scope, check references, and give you itemized bids side by side. That way you're comparing real numbers, not guesses.

Typically 3–4 weeks

3

Firm numbers & approvals

You choose with real pricing in hand and contract directly with the trades. We prepare the association's renovation application and coordinate approvals and scheduling with the building.

Typically 4–8 weeks, including association and permit review

4

Construction

We protect the halls and elevator, stage materials and debris through the garage, run the sequence of trades, do our share of the work in-house, and keep you updated with photos throughout. We finish with a final walkthrough together. Your family can be copied on every update along the way.

A whole-unit refresh typically runs 16–24 weeks under building work-hour rules

Who Does What

The right hands on every part of the job

Our in-house crew

The work that shows

  • Demolition and haul-out
  • Framing, drywall, and texture matching
  • Setting kitchen cabinets and vanity bases
  • Solid-core doors and bifolds
  • Baseboards and door casing
  • Premium paint throughout
Licensed trades, contracted with you

The work that requires a license

  • Electrical
  • Plumbing
  • HVAC
  • Tile setting and waterproofing
  • Specialists such as stone fabrication and shower glass

Each one works under their own license and insurance, and permits their own work. We check their licenses and insurance before anyone is hired. You contract with and pay them directly, with no markup from us.

Honest Numbers

A realistic budget beats a tidy one that slips

Every plan prices the finish level that fits the unit, with real materials and licensed labor, and explains what moves the number.

What brings the range down

  • Choosing finishes before bidding, so there are no change orders mid-job
  • Working around existing furniture instead of moving it out
  • Vetted trades bidding against each other on the same scope

What can push it higher

  • What's found once walls and floors open up
  • Scope added after bidding starts

Thinking about a renovation?

There's no deadline and no pressure. Start with a walkthrough and a clear plan you can decide on together.
