When a job needs one or two trades, such as a new AC system, a balcony restoration, or a bathroom update, we run it from start to finish for a fee agreed up front.

Finding and vetting licensed, insured trades, and collecting comparable bids
Scheduling, building access, and association paperwork
On site at the key points of the job, with photo updates throughout
Final walkthrough, so the job is done right before anyone's paid in full

As with our renovations, you contract with and pay the trades directly, with zero markup from us.

Home Watch

Eyes on your unit while you're away

A simple monthly plan for seasonal owners, with month-to-month terms and no long-term contract.

Two scheduled visits each month
A written report after every visit, with photos of anything that needs attention
Air conditioning, humidity, and leak checks
Doors, windows, and balcony sliders checked
Help getting the unit ready before you arrive and closed up after you leave

Scope

What we do, and who we bring in

Our crew handles practical, non-licensed work: prep and protection, painting, drywall touch-ups, cabinet and fixture swaps, and punch lists. Electrical, plumbing, HVAC, roofing, structural, and other licensed work is done by qualified licensed professionals, and we can be there to meet them so you don't have to travel.
