How do you notify me after a visit?

You receive a written report the same day as the visit. It covers each area we checked, notes any findings, and includes photos when something warrants one. For anything flagged, you hear about it directly before the report even goes out.
What happens if something is wrong?

We contact you the same day with a clear description and photo of what we found. For things that need a repair professional, we can coordinate access and follow up. You decide how to handle it. We make sure you have the information to do that quickly.
Can you install filters, replace batteries, or handle small maintenance items?

Yes. If you leave owner-provided filters, batteries, toilet flappers, or similar small consumables at the property, we'll install or replace them during your scheduled visit as a courtesy. Just make sure the items are there and let us know what you need done.
Can you handle arrival and departure prep?

Yes. Arrival and departure support is included in your service. If you need your home ready before you arrive or closed up properly when you leave, we coordinate that around your scheduled visits. If you need a dedicated visit outside your regular schedule, that may be billed separately depending on the scope.
Do you handle storm preparation and post-storm checks?

Yes. During scheduled visits, we handle storm preparation when practical, including bringing in balcony furniture and resetting it when the storm has passed. We also do post-storm visual checks and report what we see. Dedicated storm response visits outside your scheduled service may be billed separately depending on conditions and scope.
Can you coordinate with repair professionals?

Yes. When something needs a professional, we can coordinate access, confirm the appointment, and follow up after the visit. Extended waiting service or project management is billed separately. A straightforward access visit for a professional you've already arranged is something we handle as part of our relationship with you.
What's included in the smart leak monitoring?

Active Essentials clients receive an Aqara Smart Hub M100, an Anker AC power supply, and three Aqara wireless water leak sensors. We install these at high-risk areas in your home. They connect to your Wi-Fi and alert you and us if water is detected. Like any technology, they depend on power and connectivity, so they are a helpful additional layer of protection rather than a replacement for your insurance or your scheduled visits.
How do I know you actually visited?

Our visit reports include timestamped photos and are generated from a structured inspection checklist completed on-site. We document what we see, room by room. If something is out of the ordinary, you see a photo of it. Every report is specific to your property. There is no way to fill one out without being there.
